Returning the security and omaksi payments

When you will receive the refund

Tenant: We will refund your security deposit in about two weeks from the end of the agreement.

Omaksi tenant: we will return the payments under the agreement according to the terms of the agreement.

The payments will be returned to the bank account you gave at the time of the termination.

Terms and conditions for the refund

If the rental apartment is clean and in good condition, the rent and all payments have been paid, and the keys returned, the security deposit will be returned to the tenant in full. If we have to deduct payments such as unpaid rents or repair costs from the security, we will contact you.

If the Omaksi apartment is clean and in good condition, all charges have been paid, and keys returned, the payments will be returned to the Omaksi tenant according to the agreement. If we have to deduct costs other than those specified in the agreement from the payments to be refunded, we will contact you.

Condition of the apartment

When the rental agreement or Omaksi agreement has been terminated and the apartment has been cleaned and made ready for transferring, we will carry out an inspection in the apartment. During the inspection, we will make notes of any damage and the cleanliness of the apartment.

If any repairs have to be made due to the resident’s actions, we will withhold the repair costs from the sum to be returned. Costs resulting from normal wear will not be included in the amount to be withheld. Wear caused by pets is not considered to be normal.

Cleanliness

We will also withhold any cleaning costs from the sum to be returned. We will also withhold any costs resulting from removing goods left in the apartment or storage facilities.

Payments

When the agreement ends, the water consumption will be verified. If the water consumption has exceeded the total on the estimated invoices, the excess amount will be collected from the sum to be returned. Conversely, if the water consumption is lower than the total on the estimated invoices, the excess sum will be returned to the tenant.

Any unpaid charges will be deducted from the sum to be returned.

Returning the keys

All keys belonging to the apartment must be returned on time. The costs of lost keys, tags or cards and, if necessary, rekeying and reprogramming the locks will be withheld from the sum to be returned.
