Rules of conduct

To ensure comfortable everyday life, it is good to get to know the rules of your building.

Rules of conduct

Normal life and the sounds related to it are a part of living in a residential building. Taking a shower at night is allowed, and your neighbour’s children may wake up to play early in the morning. Parties are also allowed.

The sounds of normal living do not include repeating sounds that disturb other residents, such as continuously listening to music or a dog barking so that other residents can hear it. Fire safety is also of paramount importance. Therefore, no items may be stored in the hallways of the building.

Rules of conduct for homebuyers and Omaksi tenants

In addition to legislation and municipal rules, the housing company’s own rules of conduct and separate decisions by the board must be followed in the property and the buildings. No one may, through their behaviour or otherwise, unnecessarily disturb the living comfort of others or the operations of businesses.

The residents of the building must ensure that their guests also comply with the rules of conduct.

Tenants’ rules of conduct in Lakea rental sites

In addition to legislation and municipal rules, the Lakea rental site’s own rules of conduct and other instructions must be followed in the property and the buildings.

No one may, through their behaviour or otherwise, unnecessarily disturb the living comfort of others or the operations of businesses. The residents of the building must ensure that their guests also comply with the rules of conduct.

Silence

Silence should be observed at night from 22.00 to 07.00.

Shared facilities

Avoid making noise and spending time unnecessarily in the shared spaces. When using locked doors, you must ensure that the doors are locked again when you leave.

The resident is also obliged to clean the shared facilities up after themselves.

Storing items in the hallways, yard areas or other similar areas is forbidden. Flammable substances must not be stored indoors.

Fastening plates and advertisements or installing antennas is only allowed with the lessor’s permission.

The laundry room, drying room and storage compartments are only intended for permanent residents. Guests may use the club rooms, the sauna and similar facilities when accompanied by residents.

Smoking

Smoking is forbidden in the shared facilities and in the immediate vicinity of buildings. Put cigarette butts to the designated bins.

In some buildings, smoking is prohibited completely, even in the apartments and on the balconies.

Apartments

To ensure all neighbours’ domestic peace, loud noises must be avoided between 22.00 and 7.00. In apartments, work causing noise may be carried out on weekdays between 09.00 and 20.00.

When organising a party, if the silence will be temporarily breached, it is good to inform the neighbours in advance.

Each resident must ensure that the balcony and the entrance to the apartment remain clean.

Take good care of the apartment.

Permission from the lessor is always required to close any water or electricity connections.

Do not flush solvents or waste or items that may clog or damage the pipes down the toilet.

Balcony and patio

Food may be prepared on balconies only by using an electric grill. Do not make an open fire on the balcony. Do not leave lit candles unattended.

Keep the drainage channels open. Remove snow and litter from the balcony floor. Do not throw snow or litter from the balcony down to the yard.

Flower boxes and other items must be placed inside the railing.

Waste management

Sort household waste and take it to the waste collection containers of the building. Do not leave rubbish bags or other waste outside the collection points. Take hazardous waste or furniture that you no longer need separately to the collection points intended for them.

Outdoor areas

Do not damage the lawn, plants, garden furniture or toys in the yard. It is forbidden to drop litter or cigarette butts in the yard area. Do not feed birds.

Parking

Follow the traffic signs and parking restrictions set for the yard area. Do not drive in the yard unnecessarily. If driving in the yard is necessary in special circumstances, such as during a move, please be cautious.

Only park your car in spaces designated for residents.

A car parked incorrectly may prevent emergency rescue measures or property maintenance.

The guest parking spaces are intended for temporary parking for the residents’ guests.

Unnecessary idling of cars is forbidden. Do not leave cables hanging from the heating outlets in the parking space. Do not use the sockets indoors to charge electrical equipment located outdoors.

Pets

Residents must ensure that their pets do not disturb the neighbours.

In the apartment, clean up after your pets and aim to prevent them from damaging the apartment.

In the yard area, keep pets on a leash and do not let them disturb other residents. When walking pets, ensure that they do not foul the yard. Walking pets in the areas reserved for children’s play or in their immediate vicinity is prohibited. Take your pets outside the yard area to relieve themselves.

Move notification

Inform the rental agent of occupants moving in and out of the apartment. Also submit a notification to the Digital and Population Data Services Agency. Only an occupant who has submitted a move notification and can confirm their identity can get their front door opened with the master key.

Notification obligation

Please notify the maintenance company and the property manager immediately of any serious defects or safety deficiencies in the property or in your apartment.

Agree on any alteration work or repairs in advance with the lessor. Notify your neighbours in advance of any work that causes noise or disturbance, and try to carry out the work between 09.00 and 20.00.

Report any vandalism or breach of the rules of conduct to the property manager in writing.

Violation of the rules of conduct

Violating the rules of conduct may result in liability to compensate for the damage caused or termination of the rental agreement. Report suspected violations of the rules to the property manager, who will then take the necessary follow-up actions in the matter.
